At BD Apartments, your safety is our top priority. While we work hard to verify listings, we strongly advise all users to exercise caution and follow these safety guidelines when buying, selling, or renting properties.
1. ADVICE FOR TENANTS & BUYERS
NEVER PAY IN ADVANCE
Do not send money via bKash, Nagad, Bank Transfer, or Cash for "booking fees", "holding deposits", or "keys" before you have met the landlord and inspected the property inside and out.
Inspect the Property Physically
Pictures can be misleading or outdated. Always arrange a physical viewing of the property. Check the condition of fittings, water supply, gas connection, and security arrangements before making any commitment.
Verify Ownership Documents
For buyers, ask to see original deeds, mutation, and tax payment receipts. For renters, confirm that the person showing the property is the actual owner or an authorized attorney. Do not hesitate to ask for proof of ID (NID).
Sign a Proper Contract
Ensure there is a written agreement (Deed of Agreement or Rental Contract) outlining rent, deposit, notice periods, and maintenance responsibilities. Read the fine print carefully before signing.
2. ADVICE FOR LANDLORDS & SELLERS
Screen Your Tenants/Buyers
Request valid identification (National ID / Passport) and employment proof from potential tenants. It is standard practice in Bangladesh to collect tenant information for police verification.
Secure Payment Methods
Accept payments through traceable banking channels whenever possible. If accepting cash, check for counterfeit notes and issue a receipt immediately. Do not accept cheques from unknown individuals without clearance.
Protect Your Valuables
When hosting an open house or viewing, ensure valuable items, documents, and small electronics are secured. Do not leave strangers unattended in your property.
3. MEETING SAFELY
- Meet in Daylight: Schedule viewings during the day.
- Bring a Friend: Try not to go alone; take a friend or family member with you.
- Public Locations: For initial discussions or handing over documents, choose a busy public place like a café or office.
- Tell Someone: Let a family member know where you are going and who you are meeting.
4. RECOGNIZING SCAMS
Be suspicious if:
- The price is significantly lower than the market rate for the area (e.g., a luxury Gulshan apartment for 10k).
- The "owner" claims to be overseas and asks for a deposit to send the keys via courier.
- You are pressured to pay immediately to "secure" the property because "many others are interested".
- The listing description contains poor grammar or excessive emotional stories.
5. REPORTING SUSPICIOUS ACTIVITY
